Layouts, room proportions, ceiling treatments, outdoor living areas, and finishes are adjusted around your homesite and the way you plan to live in the house. How do I choose the right floor plan for my family?

Accepted Answer

Start with how you actually use a home day to day: where people gather, how often you host, whether you need a home office or guest suite, and how much of your living happens outdoors. Those answers narrow the options faster than square footage does.

What is the difference between the Gold, Noir, and Luxe collections?

Accepted Answer

Each collection is an architectural point of view. Gold is warm, timeless, and richly layered. Noir is bold, with clean geometry and dramatic contrast. Luxe is relaxed and lifestyle-led, shaped around effortless indoor-outdoor living. The construction standard is the same across all three.

Do I need to own land before choosing a floor plan?

Accepted Answer

No, but the two decisions work together. A plan has to suit the lot: its orientation, setbacks, elevation, and views. If you already own your homesite, we start there. If not, talk to our team and we help you evaluate land with the plans you like in mind.

Are your floor plans built to Florida's hurricane code?

Accepted Answer

Yes. Every plan is engineered for its lot before it is permitted, under the Florida Building Code that applies in Collier and Lee counties. That covers the wind design of the roof, walls, and the connections between them, protection for windows and doors, and the flood elevation the lot requires. In Lee County, for example, the whole county sits in the wind-borne debris region, so every new home needs impact-rated windows and doors or tested shutters. Can I build one of these plans on my own lot in Naples or Lee County?

Accepted Answer

Yes, as long as the plan fits the lot. Zoning sets how far the home must sit from each lot line, and those setbacks decide which footprints fit. In Collier County's Golden Gate Estates, for example, the home has to sit 75 feet from the front lot line, 30 feet from each side, and 75 feet from the rear. The flood zone, the required elevation, and utilities, or a well and septic system, also shape the plan. We review your lot with you and show which plans fit before you commit.
