Steps to building your dream home

The Vision Phase
With so many decisions to make when building a new home, we offer a no-obligation initial consultation to ensure you feel informed and confident throughout the process. During this meeting, you’ll meet with your dedicated New Home Sales Consultant, who will guide you through available floor plans, home features, your construction budget, and financing options. To make the most of your consultation, we recommend speaking with one of our preferred lenders in advance to help determine your budget. If you haven’t selected a homesite yet, your New Home Sales Consultant can also assist you in identifying the perfect location. This meeting is designed to give you the clarity, support, and expert guidance needed to begin your home-building journey with confidence.

The Design Phase
Once your Pre-Construction Agreement is submitted, we’ll kick off the exciting Design Phase of your custom home journey. At Lifestyle Design Homes, we offer more premium features as standard than any of our competitors—eliminating the hassle of unexpected upgrade costs. Our award-winning, in-house design team will work closely with you to turn your ideas, wish lists, and inspirational photos into a personalized home that reflects your style, lifestyle, and budget. Whether you have a floor plan in mind or are looking for guidance, our 5-star designers are here to make the process smooth, inspiring, and value-driven. The Contract &
Financing Phase
Once your home design is finalized, you’ll receive an updated estimate along with all necessary contractual documents for your review and approval. Upon your approval, we’ll share the finalized construction documents with both your Project Manager and your lender to begin the financing process. While your lender works on loan approval and coordinates with the title company to initiate the closing process, your Project Manager will provide a detailed construction schedule and grant you access to our online construction portal—keeping you informed every step of the way. Your lender will also order a full appraisal to ensure the home is appropriately valued, adding an extra layer of confidence as we move toward breaking ground.

The Construction Phase
Once your loan is approved, permits are secured, and the Notice of Commencement is recorded, we’ll schedule a construction kick-off meeting to align on expectations and the next steps. From there, our team will begin building your home according to the approved plans and timeline. While construction timelines may vary based on the specifics of your design, you can expect consistent communication and regular updates from your dedicated Project Manager. You’ll also have the opportunity to meet onsite with your Project Manager at key milestones to ensure every detail is being brought to life as envisioned. Throughout the process, we prioritize quality craftsmanship and premium materials to ensure your dream home is built to last.

Welcome Home!
Once a certificate of occupancy is issued and punch-out items have been completed, you will be able to move into your new custom dream home. Imagine the feeling of accomplishment you achieved by making your dream a reality for your loved ones to enjoy for generations. Not only did you invest in a green, energy-efficient home, but one that was designed for your specific lifestyle. Rest assured that you are covered by a 2-10 builder warranty. This warranty covers mechanical, plumbing, and electrical defects for 2 years and structural defects for a 10-year period. All other areas of your home are covered by a 2-year limited warranty through LDH Homes and standard manufacturer
