STEPS TO BUILDING YOUR DREAM HOME
Step One: Initial Consultation
With so many options to consider when building a new home, we offer a no-obligation initial consultation to ensure that you have the information to make informed choices throughout the home-building process. During the initial consultation, we cover topics such as floor plans, home features, construction budget, and financing options. If you haven’t already, you’ll want to speak with your mortgage lender, accountant, or financial planner to confirm your budget so we can ensure we work within those parameters. It is helpful to have acquired or be in the process of acquiring a home site before the initial consultation. Step Two: Design & Selections
Once a Pre-Construction Agreement is submitted, we will start the Design Phase for your custom home. We offer more upgrades as base options than any of our competitors. We understand the process from both sides of the table, so we created a hassle-free, no-nickel-and-dime process. LDH's Design Department will take your wish list of ideas, along with any inspirational photos, and combine them with your lifestyle to design your dream home. Whether you have a vision for your home or are looking for inspiration from our in-house 5-star design team, we are here to ensure your new dream home is designed within your style and budget. We will provide you with a value-add selection process to ensure your home is consistent with the market. We see your home as an investment, not just a dream.
Step Three: Contract & Financing
Once the design of your home has been finalized, a revised estimate and contractual documents will be provided for your review. Upon approval, a copy of all construction documents will be shared with a construction manager and a financing institution for loan approval. During the loan approval process, the construction manager will provide a construction schedule as well as access to our online construction portal. Rest assured your lender will do a full appraisal of the home to ensure that your home is priced appropriately and will work with the title company to get started with the closing process.
Step Four: Permitting & Building
Once your loan has been approved, permits are received, and a notice of commencement has been recorded, our construction team will schedule a kick-off meeting. After, we will commence work per the approved contract documents and schedule. Construction times vary based on the specifics of your home. During the construction process, you will receive updates from the Sales Department regularly and occasionally meet with the construction manager at the homesite to ensure design and plan details are appropriately translated. Rest assured that quality materials are being utilized to make your dream home a reality.
Step Five: Punch Out & Move-In Welcome Home!
Once a certificate of occupancy is issued and punch-out items have been completed, you will be able to move into your new custom dream home. Imagine the feeling of accomplishment you achieved by making your dream a reality for your loved ones to enjoy for generations. Not only did you invest in a green, energy-efficient home, but one that was designed for your specific lifestyle. Rest assured that you are covered by a 2-10 builder warranty. This warranty covers mechanical, plumbing, and electrical defects for 2 years and structural defects for a 10-year period. All other areas of your home are covered by a 2-year limited warranty through LDH Homes and standard manufacturer warranties as applicable.
